Here we are......still waiting patiently for our neighbours to pull their thumb out and come to a happy medium with the property line and adjoining retaining wall. Sadly, the foundation, floor, walls and stairs are all linked so our progress isn't what we hoped for but here's our progress so far.
As it is......repainted shingles and trim on 2nd and 3rd floor, the ground floor is not so lucky.
Our living room.
My kitchen.
My laundry room all plumbed in sans the floor and walls
We have also redirected our attention to upstairs and getting it habitable. Now that the house has stopped shifting, we are able to finally focus on the bathrooms, getting them all shiny and new. We finally finished gutting the 2nd floor bathroom. No more horrid faux wood panelling, no more plush padded toilet seat, no more wicker fronted vanity, no more mottled mustard tile and last but not least, no more royal blue carpet (yes, I said carpet...yes, in the bathroom). We have replaced this homage to Holly Hobby with Limestone penny tile on the floor, Italian porcelain on the walls, a cantilevered Wenge vanity and Thassos marble vanity top. We closed off the Jack/Jill set-up to make room for a separate tub and shower. We installed a super sleek, super deep, super stylin' soaker tub and last but not least radiant floor heating. I won't miss the Brass framed mirrored doors that tormented me as I sat across from them on the toilet one bit.

Tired of baring my posterior to all of downtown San Rafael every time I used the loo on the 3rd floor we have relocated the bathroom to a more secluded area which will open up the the North wall to have views from the window, not in the window. Gone will be the soft baby blue flowered wallpaper, oak laminate shelving, barn doors and vine themed wall sconces. Our greatest new feature will be a freestanding airbath nestled in the bay window overlooking the bay.......lush. Sadly it will only torment me until we can remove the central stairwell and finish the plumbing. sniff sniff.
The beautiful vine motif wall sconce soon to be gone.
Rustic bathroom barn door soon to be gone, check out the pretty floor tile, also soon to be gone.
The "reveal-your-ass" toilet

Other big changes are some shiny new windows,
Fabulous new bifold doors,
Aaaaaaah yes, Anton's BBQ. What a set-up. He went from a 20 inch weber to a 60,000 btu burner, (especially for Thanksgiving deep-fried Turkey), a rotisserie, infrared burner and smoker, complete with a kitchen sink and outdoor refrigerator and finished in a sandstone brick front and solid granite top in a cool charcoal with green undertones. Very sharp. It has been an absolute lifesaver seeing as our kitchen is non-existent. We have a few areas that need fine-tuning but for the most part it looks pretty awesome.
Props go to Boges who pulled it all together and made it all happen.
THANKS DAD!
But hurry back because it ain't over till the fat lady (or pregnant lady in my case) sings.
For now it'll be me and my favourite Guatemalan Estuardo rocking the small stuff as we wait for permits.
Well that's it for now, I have to head off and start working on a lighting plan for downstairs.
Cheers all.
